Periodic Property Surveys
While your home is in the tenant’s possession, we recommend periodic surveys. Mainlander has a dedicated employee who conducts these surveys and writes up a written report with pictures. The purpose of this is two-fold. Mainly, our inspector is there to make sure there are no maintenance needs to address. This can include roof repairs, gutters, furnace filters, faulty smoke detectors or CO2 alarms, and possible leaks to name a few. The other purpose is to make sure the tenants are taking care of the home and that it is only occupied by the people and animals named on the lease and in the pet agreement.
Our Property Inspector will set up a time with the tenants to complete his survey. He will take photos of things that are an issue, but not of the house in general in an effort to protect the tenant’s privacy. The first survey of the tenancy will occur between 6 - 9 months after a tenant moves in. After that, surveys will occur on an annual basis. If you would like additional surveys, let your Owner Relations Coordinator know.
Once the report is complete, it will be sent to your Owner Relations Coordinator. They will review it before sending it on to you, the owner. When they send it on they will also provide any repair recommendations.
