Our Leasing Process
Prospects inquire about Mainlander’s marketed properties from visiting our website, as well as over 40 third party websites. Every inquiry is responded to with answers to their questions and instructions on how they can make an appointment to view the property based on their own schedule and availability.
If a property has not had much activity, one of our Leasing Agents will follow up the email with a phone call so we can secure a showing and get a tenant into the home as soon as possible.
Each property has a unique “Showmojo” link for prospects to make an appointment to view a home. Showmojo secures ID and makes it as easy as possible for prospects to connect with our Leasing team and adjust their showing if necessary.
Once a showing is scheduled, the Leasing Agent will meet the prospect at the property. The Leasing Agent will arrive 10-15 minutes early to prepare the home and turn on all lights (bring the heat up or turn the air conditioner on depending on the time of year). Any personal items left behind are put away, blinds are open to let in as much light, and the place aired-out if it’s been closed up for an extended period of time. This is also the time that notes are taken of state of the property - is the turnover complete? Are the carpets cleaned? Has the property been painted? Are any lights burned out?
The goal during the showing is to ascertain very quickly what the prospect is looking for, and highlight that feature or aspect in the home or condo. A Leasing Agent has 15+ minutes to establish rapport, put the prospect at ease, and “sell” the property and Mainlander all at once. Immediately after the showing, notes are completed regarding the condition of the property, any repairs that need to be done, as well as a brief accounting of the prospect and showing that will be sent to the Property Manager who will forward it along to the Owner if necessary.
After the showing, follow-up emails are sent out to the potential tenant and we continue to engage with them through the application stage or until they move onto another property.
