The Application Process
When a potential tenant decides to apply for a home, they answer a number of “pre-app questions”. This will help our leasing team determine if they meet the income requirements to rent the home. If the pre-app looks good, they are sent on to apply for the home. The screening company we use will look at their employment history, do a background check, and check rental references. If they come back in the clear, they can move forward with confirming the move in date and signing the lease. Throughout this time, your Owner Relations Coordinator will be in contact with you about the application status and to discuss any requests that the potential tenant has made.
Along with signing the lease, the tenants need to pay the security deposit, provide proof of renter’s insurance, provide proof that the utilities are in their name, and pay the rent due for the first month (this is typically prorated since not everyone moves in on the 1st of the month).
The process to go from pre-app to a signed lease usually takes about 5 business days. Once the home is officially rented, Mainlander takes it off the market. 48 hours before the tenant moves in, an inspector walks through the home to make sure everything is ready for the new tenant.
